Appraisal Transfer Policy Notice
Appraisal Transfer Policy Notice
If an appraisal is ordered in connection with your mortgage transaction, such appraisal is obtained through a lender and/or appraisal management company (“AMC”) channel and is subject to applicable investor, lender, and AMC requirements.
Appraisal Transfer Requests. In the event you request an appraisal transfer to another lender or lending channel, we may be able to facilitate such request only as permitted by the ordering lender/AMC and subject to the conditions below.
- Immediate Transfer When We Cannot Perform. If we are unable to close your loan due to underwriting restrictions, program changes, lender overlays, or other conditions preventing approval under the originally agreed loan terms, we will cooperate in submitting an appraisal transfer request as promptly as permitted by the lender/AMC. Loan terms must remain at the initial requested/approved loan amount and within the appraised value supporting that amount.
- Quality Control Review Requirement. Where the appraisal was supported by specialized work performed by our team—including, but not limited to, any occupancy type, sourcing and providing short-term rental income comparable data, coordinating STR-specific documentation, and communicating with the lender/AMC regarding market and income methodology—a quality control audit must be completed prior to any transfer request. This audit is required to maintain file integrity and compliance and may take 30–60 days.
- Protection of Specialized Work Product. Our firm’s appraisal and income support process involves proprietary operational systems and significant staff labor performed prior to closing. Because mortgage brokers are legally compensated only upon loan closing, repeated appraisal transfer requests after specialty services have been performed may result in uncompensated labor. The quality control audit requirement is intended to protect both file quality and our workforce from uncompensated work.
No Ownership/Guarantee. Payment of an appraisal fee does not guarantee the right to transfer or release the appraisal to another party, and any transfer remains subject to lender/AMC requirements and our internal compliance policies.
