Short-Term Rental Financing (STR) is any type of mortgage or lending product used to purchase, refinance, or take out a mortgage on a vacation rental or Airbnb-style property.

What makes STR loans different from regular mortgages in 2026?
Standard mortgages are typically designed based on your personal income, such as W-2s, pay stubs, and debt-to-income (DTI). But short-term rental properties disrupt this model because their income is seasonal, variable, and spread across platforms like Airbnb and VRBO.
Lenders who don’t specialize in STRs typically either ignore rental income entirely or give it a very low value, resulting in a higher down payment or even rejection.
Specialized STR loan products solve this problem by taking a different approach to loan evaluation; That is, instead of relying on a tax return, a forecast of rental income, property cash flow, bank account turnover, or the overall strength of the investor’s portfolio is used to review and approve the loan.

DSCR Loan (Debt Service Coverage Ratio Loan)
You qualify based on rental income from the property, not your personal income. No W-2s, tax returns, or employment verification required. DSCR loans are the most widely used short-term rental (STR) financing tool for active investors. For more details on how they work specifically for vacation rental properties, see our DSCR loan Guide.
- Basis of approval: Monthly rental income compared to monthly mortgage payment (PITIA)
- Down payment: 10.01% to 25%
- Good for: Self-employed investors, owners with complex tax returns, buyers through LLCs, and those building a real estate portfolio
- Minimum DSCR: 1.0 (i.e., property income ≥ mortgage payments); a ratio of 1.25 or higher unlocks the best rates
- Rates (June 2026): Between 6.12% and 6.49% depending on credit score, LTV, and DSCR ratio.
- Ownership through LLC: Allowed and commonly used to protect assets
Bank Statement Loans
Bank Statement Loans are designed for self-employed investors whose actual income is understated on their tax returns due to business expense deductions.
If you have 3 Airbnb properties, operate them as a business, and your Schedule C shows little income, a Bank Statement Loan may qualify you when other options are ruled out.
- Approval Basis: 12-24 months of personal or business bank account turnover
- Down Payment: 10%-20% depending on plan type
- Good for: Business owners, full-time STR operators, freelancers, and entrepreneurs
- Key Benefit: Tax-deductible expenses that reduce your taxable income are not a disadvantage here; lenders look at actual account deposits, not net income
- How it works for STRs: Airbnb and VRBO payments deposited into your business account count directly toward eligibility (Source: Biz2Credit, April 2026)

Portfolio Loan
A type of loan that the lender keeps on its balance sheet and does not sell to Fannie Mae or Freddie Mac. For this reason, the lender can set its own terms and conditions.
- Approval Basis: At the lender’s discretion, typically the overall strength of the portfolio, the relationship with the borrower, and the cash flow of the property portfolio
- Good for: Investors with 5 or more properties, unconventional transactions, or borrowers who do not fit the standard framework
- Pros: Ability to finance multiple STR properties under a single loan; simpler administration; lenders may accept LLC ownership or non-standard income structures
- Common Requirements: Have a prior relationship with the lender or a strong investment history.
Bridge / Hard Money Loan
Short-term financing with a fast closing speed. Typically used to quickly purchase a property before moving into permanent financing. You can use a Bridge Loan to close the deal quickly and then, after you have 6 to 12 months of reservation history, refinance to a longer-term STR financing.
- Loan Term: 6 to 24 months
- Time to Finalize: As little as 7 to 14 days
- Interest Rate: 8% to 15%, significantly higher than long-term loans
- Good for: Competitive purchases, properties that need renovations before qualifying for DSCR, or investors who need to act quickly before getting approved for a permanent loan
- Exit Strategy: Typically, the loan is refinanced to a DSCR or Conventional loan after the property is stabilized and rented out.

General Loans Eligible for STRs With Some Limitations
Conventional Loan for Investment Property
If you have W-2 income, strong credit, and a decent debt-to-income (DTI) ratio, this is the easiest option. If your personal income looks great on paper, a Conventional loan is often the cheapest route. But if your tax returns don’t give you a true picture of your finances, it’s best to look at other options.
- Approval Basis: Personal Income, Credit Score, and DTI
- Down Payment: 15% to 25%
- Good for: Salaried employees buying their first STR or second home
- Key Limitation: Rental income from the property is typically not factored into the approval process or is heavily discounted. Fannie Mae guidelines allow for the use of a portion of the estimated rental income, but only under certain circumstances.
- Rates: Conventional loans for investment properties are around 7.0% to 7.5% for qualified borrowers.
If you plan to use the property for part of the year, a second home loan has better rates than a pure investment loan, but there are restrictions on how much you can use the property.
- Approval Basis: Personal Income, DTI, and Credit Score
- Down Payment: 10% to 15%
- Rates: Lower than investment property loans and closer to primary home rates
- Key Restrictions: The property must be a reasonable distance from your primary home; you can’t rent it out full-time; lenders may restrict the use of rental income during the approval process.
- Best for: Buyers who are genuinely looking for a vacation home and plan to rent it out part-time.
The interest rate savings are real, but if you’re buying the property solely for the rental business, the lender may consider this a misrepresentation. Be honest about the purpose of the property.

HELOC or Home Equity Loan
If you already have equity in a home, you can use it to purchase an STR without taking out a new first mortgage.
- HELOC: Revolving Line of Credit Based on Home Equity. You withdraw whenever you need it and only pay interest on the amount used. Fixed-Rate Home Equity Loans are one of them.
- Fixed-Rate Home Equity Loan: Receive a lump sum at a fixed rate and predictable payments.
- Best for: Investors who want to buy an STR with cash (more negotiating power), provide a down payment, or cover the cost of renovations.
- Key benefit: Your STR transaction remains simpler without the additional fees and higher rates typical of investment property loans on new purchases.
What do lenders look for in STR properties?
Regardless of the loan type, lenders reviewing a short-term rental (STR) property need to understand its income-generating potential. The following can strengthen your case:
Income documentation options:
- A history of actual bookings (12 months of Airbnb or VRBO payment statements)
- A market report from AirDNA showing the performance of similar properties
- An active listing of similar properties in the same area
- A revenue projection from a property management company
Standard factors for eligibility:
- Credit score: Minimum 620; Typically 700 or higher for best terms
- Down payment: 10% to 25% depending on loan type
- Reserves: Most STR lenders want you to have 3 to 6 months of PITIA payments in reserve after closing
- Property type: 1-4 unit residential properties where STR is permitted by local ordinances and HOA
Note: Before applying for a loan, make sure your local HOA and municipality allow STRs. A loan approval is worthless if the property is not legally permitted to operate as an Airbnb.

STR Market Snapshot: Is It Still Worth Financing in 2026?
The STR market has matured. The era of “easy money” is over, but well-located, professionally managed properties continue to generate strong returns. Location and loan structure are now the most important levers for success.
Based on Rentals United 2026 information, there were an estimated 1.6 million active STR listings in the U.S. as of late 2025
RevPAR rose 8.1% year-over-year in early 2025, meaning rent growth has outpaced the slight decline in occupancy rates.
The average occupancy rate in the U.S. is about 51% nationally; But tourist and small-town markets will also reach 60% to 70%.
Demand growth is forecast to be around 4.1% per year in 2026, with ADR increasing by 1.5%.
Professionally managed STR properties typically earn 20% to 30% more than owner-managed properties.
Tax Benefits of Financing a Short-Term Rental (STR)
Financing a short-term rental property (STR) can provide significant tax benefits regardless of the loan type:
- Mortgage interest: Fully deductible against rental income
- Depreciation: Buildings are depreciated over 27.5 years and fixtures and furnishings over 5-7 years
- Operating costs: Includes management, cleaning, maintenance, utilities, insurance, and platform fees
- Cost Segregation: Moves a portion of the asset into shorter depreciation periods and can significantly increase tax deductions in years 1-5
- QBI tax deduction: Up to 20% of qualified business income for STRs that are actively managed
- 1031 Exchange: Ability to defer capital gains taxes when selling one STR and purchasing another
Structure your loan with a tax advisor. The type of loan and ownership structure (sole proprietorship or LLC) can affect the deductions you can receive.
